Give each roof junction room to move

Lead is used where rigid roof coverings meet walls, chimneys and other roof slopes. It can be shaped closely around these details while allowing movement as temperatures change. Trouble starts when a piece is split, fixed too rigidly or fitted in a way that directs water behind the tiles.

Lewis checks the whole junction before deciding which sections need replacement. Step flashing follows the rising line where a pitched roof meets a brick wall. An apron covers the lower face of a chimney or another upstand.

A valley carries water between two roof slopes. These are distinct details, with different shapes and amounts of water to handle. A strip laid across the visible gap is not a substitute for a properly formed junction.

Your survey identifies the failed part and the adjacent tiles, slates or masonry that need lifting to complete the repair.

Prepare the wall and covering before fitting lead

The repair starts by exposing enough of the junction to see how water is getting through. Damaged pieces are removed, the fixing points are prepared and the surrounding roof covering is checked. At a brick wall, the flashing needs a secure termination into the masonry rather than a loose edge held by surface sealant alone.

The new piece is shaped to follow the roof profile without sharp stress points. Lengths and joints are planned so the lead can move. Corners, overlaps and the route into the gutter or valley need particular attention.

Where several details meet around a chimney, work proceeds in a sequence that keeps water flowing over the next layer. Lewis also checks tiles that have been cut tightly against masonry or left with gaps beside the flashing. The finished repair should sit neatly against the building while providing a clear route for rain across the joint.

Put persistent junction leaks on a clear repair plan

A damp patch beside a chimney breast, water staining at an extension wall or drips beneath a valley give useful clues about the affected junction. Tell Lewis when the problem appears and which side of the house takes the weather. On older Fenland cottages, repeated patches of mortar or sealant can hide the original lead detail, so the inspection looks beyond the latest surface repair.

The cost depends on access, the amount of lead needed, the complexity of the shape and the surrounding material that must be lifted. A short wall abutment is a different job from rebuilding a long valley beneath two tiled slopes. Working time includes opening the area, preparing the junction and reinstating the covering, not just fitting the metal.

If chimney repairs or a re-roof are also planned, Lewis manages the junction work with those stages. Book the free survey to get the complete repair described and priced before it starts.

Good to know

Straight answers before you book.

Can split lead flashing be repaired?

A local defect can be repaired when the remaining lead and its fixing are sound. Widespread cracking or a badly formed junction calls for replacement of the affected section.

Why does sealant around my flashing keep failing?

Sealant cannot correct loose fixing, poor overlaps or lead that cannot move. Lewis checks the detail underneath previous patches and quotes for a repair to the junction itself.

Which roof junctions need lead?

Flashing weathers the joint where a roof meets a wall, chimney or another roof detail. Lewis checks both the leadwork and the adjoining covering when quoting.

Can leadwork be included with a new roof?

Leadwork, chimney details and roof edges are agreed within the roofing scope, so the finished covering and its flashings work together.
